Navigating Your First Home Loan Journey

Buying your first home in Darwin comes with questions no other purchase does: how much deposit you actually need, what government grants or stamp duty concessions you might qualify for, and how a first home loan differs from refinancing or buying an investment property. At Rauseo Group, we help first home buyers work through all of it – from understanding NT stamp duty concessions and grant eligibility, to comparing low-deposit options so a smaller deposit doesn't rule you out.

If you're considering a first home or investment property in Darwin, Palmerston, Zuccoli, Humpty Doo and surrounds, we'll guide you through your first home loan from pre-approval to settlement. For a personal consultation, call us on (08) 7915 0715 today. Not sure which loan type suits you? Our Darwin broker explains the most common options.

The Loan Application Roadmap

As a first home buyer, the process looks a little different to refinancing or buying an investment property, and getting the order right matters. We start by looking at your income, savings and deposit to work out a realistic borrowing capacity and get you pre-approved before you start inspecting properties, so you know your budget going in. From there, we help you factor in your deposit position — including whether lenders mortgage insurance (LMI) applies, or whether a low-deposit or guarantor option could help you avoid it, and work through your eligibility for the HomeGrown Territory grant and any stamp duty concessions alongside your loan application. Once you've found a property, we manage the paperwork and lender communication so your first purchase moves through to settlement as smoothly as possible.

  • Eligibility for the First Home Loan Deposit Scheme, so you may be able to buy sooner without paying Lenders Mortgage Insurance
  • Working the HomeGrown Territory grant and any stamp duty concessions into your loan structure from the start

Frequently Asked Questions

  • How much of a deposit do I need to purchase a property?

Typically, lenders ask for 20% of the total house price before they’ll consider giving you a loan but there are a number of ways around this. Some lenders will accept a smaller deposit but it’s likely that you’ll need to pay Lenders Mortgage Insurance (LMI).  There might also be grants that you can take advantage of. Get in touch to chat about your options.

  • Can you help me understand my borrowing capacity?

Of course! Borrowing capacity refers to how much you can borrow from a lender. To get an estimate of your borrowing capacity go to our calculator: How much can I borrow? If you want to get an in-depth review of your borrowing capacity, get in touch today.

  • How will you decide which loan is best suited to my circumstances?

With over 60 lenders, we are spoiled for choice. Your home loan broker can narrow the search down by talking to you about your wants and needs. They will show you your options, listing the pros and cons of each loan, and ultimately we'll come to a decision together.

  • How much is the First Home Owner Grant in the NT, and am I eligible?

The Northern Territory's HomeGrown Territory grant currently offers eligible first home buyers $50,000 towards purchasing or building a new home, with no cap on the purchase or build price. To qualify, you'll generally need to be a genuine first home buyer who hasn't previously owned property anywhere in Australia, be at least 18 years old, be an Australian citizen or permanent resident, and commit to living in the home for at least 12 months after settlement or completion. The grant applies to new homes only, and contracts need to be signed within the scheme's current dates. Grant amounts and eligibility rules can change, so we always confirm the current details with you before you apply. For the official rules, see the NT Government's Territory Revenue Office.
